BlueRock Group acquires Berlin office property with around 16,500 sq m of lettable space from Schroders

Zurich/Berlin, 5 May 2026 – BlueRock Group AG (BlueRock), a real estate investment and asset manager based in Zurich and Berlin, has acquired an office property in Berlin-Pankow. The seller of the property on Storkower Straße is Schroder Real Estate Kapitalverwaltungsgesellschaft (KVG) mbH, the German fund management arm of Schroders Capital. The parties have agreed not to disclose the purchase price.

Built in 1965 and last modernised in 1994, the property comprises around 16,500 sq m of floor space and is fully let. A German federal government agency occupies the site. The existing lease has a remaining weighted average lease term of around eleven years, plus a five-year extension option.

At the same time, the property gives us the opportunity to deliver on our sustainability goals here. We have already planned a programme of measures, which will also improve the working environment for staff, and these will be implemented in the coming months,' said Ronny Pifko, CEO of BlueRock.

The property stands out thanks to a stable tenant profile and attractive lease terms, which made it straightforward to sell even in a challenging market. The property is well served by Berlin's public transport network via the nearby 'Landsberger Allee' S-Bahn station, which connects to the Berlin Ringbahn and the S8/S85 S-Bahn lines, as well as via stops on bus routes 156 and 200.
