BlueRock Group and M&G Real Estate establish joint venture to further develop Berlin residential property portfolio
Berlin/Zurich, 24 February 2026 – BlueRock Group AG (‘BlueRock’), a real estate investment and asset manager headquartered in Zurich and Berlin, has entered into a joint venture with M&G Real Estate (‘M&G) to further develop an existing residential portfolio held by BlueRock. The partnership will deliver additional housing in one of Europe’s most supply-constrained residential markets, while creating a platform designed to generate attractive returns for investors.
The portfolio, comprising 302 residential units and 27 commercial units, was assembled and managed by Group. It will benefit from a total investment of €47 million, which will fund the development of 75 new apartments in central Berlin as well as a comprehensive modernisation programme across the existing assets.
The properties include 13 multi-family buildings located within Berlin’s S-Bahn ring, in some of the city’s most sought-after districts, including Mitte, Friedrichshain-Kreuzberg, Tempelhof-Schöneberg and Neukölln. In these areas, demand for rental housing continues to outstrip supply.

Since acquiring the portfolio in 2022 and 2023, the required planning permissions for the proposed densification measures have been secured by MB Advisors, BlueRock’s local partner in Berlin, thereby laying the groundwork for the next stage of the project. Detailed plans for refurbishment, modernisation and extensions have also been prepared and will now be implemented following Real Estate’s entry into the joint venture. Construction works are scheduled to commence in the first quarter of 2026.
